An uncle's estate left you two things you never planned to own. One is a wooded lot in Candia with no house on it. The other is a two-bedroom condo in Manchester with an association fee that keeps going up. Most cash buyers talk only about houses. So you searched Brendan Buys Houses land condo NH and found two companies that name both kinds of property.
Brendan Buys Houses and IPS Cash each say they'll buy land and condos for cash. They differ in where they're based, what else they buy and how they word their terms. Below is a fair comparison built from their own pages and their BBB files, plus the New Hampshire rules that apply to land and condo sales.
IPS Cash lists a wide set of property types. It buys houses, condos, townhomes, duplexes and two-family homes. It also buys land and mobile homes, including single-wide, double-wide and modular homes in a park or on private land. If an estate leaves you a mix, one buyer can look at all of it.
The company is based in Nashua and buys across New Hampshire, with the most activity in Hillsborough, Rockingham and Merrimack counties. Manchester has its own page on its site. IPS Cash has bought New Hampshire property since 2016, and the BBB shows that start year too. It's rated A+ and has been BBB accredited since 2024.
Estates are where it began. Inherited Property Solutions LLC is its legal name, a nod to its start buying inherited houses from families. Its Google rating stood at 4.8 stars across 172 reviews in October 2026. One reviewer, Traci, wrote, "I've actually sold two houses to IPS and both transactions went smoothly and quickly as promised."
Brendan Buys Houses is a Seacoast buyer with an office on Hanson Street in Dover. The BBB names Brendan M. Ward as owner and lists Logic Investments, LLC as an alternate name. It rates the company A+ and has listed it as accredited since July 2025.
Its homepage covers property types in four words: "From raw land to condos." That's a short line, but it's more than most local buyers say about land. Mobile homes and multi-family buildings aren't named. It buys in New Hampshire and Maine, and its town list includes Candia, Manchester, Nashua, Concord and Portsmouth.
It's firm about money. "We buy directly with our own funds," the homepage says. Its FAQ adds that it may renovate a house and resell it or keep it as a rental, and that it buys below market value. The site claims it's been buying "Since 2017," while its BBB file shows a 2020 start.
A condo comes with paperwork. Under RSA 477:4-f, the seller gives the buyer written notice that the condo association's documents are available under RSA 356-B:58. That package covers the declaration, bylaws, rules, fees and any special assessments from the last three years. Ask the association for it early. A cash buyer will want to see the monthly fee, the reserves and any assessment that's coming, because all of those shape what it's willing to pay for the unit.
Land is simpler. The radon, arsenic, lead, PFAS and flood notice in RSA 477:4-a applies to property that includes a building. The transfer tax applies to both, though. Each side, buyer and seller, owes $0.75 per $100 of the price under RSA 78-B.
Brendan says it will respond within 24 hours and can decide to buy in a few days. IPS Cash says it aims for a cash offer within about 24 hours, usually once its team has looked at the lot or the unit. That figure accounts for condition, needed repairs and comparable sales, and it will be below full market value.
Land and condos can raise questions after a closer look, from a lot's access to a condo's special assessment. IPS Cash has drawn that complaint from some sellers, who say an inspection brought a price cut or a cancellation. Ask IPS Cash and Brendan alike what could change the price, how long the inspection window lasts, and what cancellation rights each of you has.
Both say they can close in as little as 7 days. IPS Cash also lets you pick a date up to about 60 days out. With a condo, you can ask about an occupancy agreement if you need to stay a while after closing. Brendan doesn't publish a latest date, so if the heirs need a few weeks to agree, ask how long it will wait and get that date in the contract.
IPS Cash buys as-is in any condition. You don't clean, and you can leave the furniture in the condo if you don't want it. Brendan's pages don't say much about belongings, so ask before you start hauling things out.
Brendan works New Hampshire and Maine from Dover. IPS Cash works New Hampshire statewide from Nashua, plus eastern and central Massachusetts and southern Maine. Both name Manchester, so a condo there is in range for either.
Brendan's homepage says "no commissions, fees, or closing costs." Its FAQ says it covers closing costs "In many cases." IPS Cash charges no fees or commissions and covers closing costs by building them into its offer. With two properties, ask for a separate net sheet for each.

Brendan Buys Houses suits a Seacoast seller with a single lot or condo who likes working with one named owner. Its written own-funds statement is a plus. If that matters to you, ask IPS Cash to put the same terms in writing.
IPS Cash suits estates with more than one kind of property, and sellers in the Nashua and Manchester area. It also fits a mobile home or a two-family that Brendan's pages don't name.
If you're sorting through Brendan Buys Houses land condo NH options, start with IPS Cash. It names land, condos and mobile homes, it has bought in New Hampshire for years, and it can handle more than one property in one conversation. Get each offer in writing and take your time comparing.
